What “DTCP-approved” actually means — and why it's rare here.

In most of Tamil Nadu, buying a plot in an approved layout is normal. In the Nilgiris, a protected hill area with its own planning rules, it's the exception.

The difference

The developer carries the approval burden, not you.

Most land sold here is agricultural land, subdivided informally, with approvals left as the buyer's problem. A DTCP-approved layout reverses that: the planning, the conversions and the sanction happen before a plot is sold.

  • Your own pattaThe plot is subdivided and registered individually in your name — the strongest form of land ownership available.
  • Sanctioned infrastructureRoads, storm drains and open space are reserved and built to the sanctioned plan, then handed over to the local body as the rules require.
  • A clear path to buildingA plot in an approved layout has a recognised route to building plan approval when you're ready to construct.
  • Eligible for plot loansPlots in approved layouts are generally eligible for bank plot loans, subject to each lender's criteria. Unapproved agricultural land usually is not.
  • Cleaner resaleClear paperwork makes your eventual exit as straightforward as your entry.

Our process

Five stages before any plot reaches you.

  1. SourceOur on-ground network surfaces land before it reaches the open market.
  2. VerifyThirty-year encumbrance, legal opinion from local advocates, road and boundary checks on record.
  3. ApproveLand-use conversion from day one, then the layout taken through DTCP sanction and TNRERA registration.
  4. BuildRoads, drainage and demarcation completed to the sanctioned plan.
  5. RegisterYou receive an individual-patta plot, registered at the Sub-Registrar's office.

We share each project's approval stage openly as it progresses, because that transparency is the product.

An honest note

Approvals in the hills take time.

Conversion, NOCs from multiple departments and layout sanction can run for many months in a hill area. We plan for that rather than hide it — and we won't take bookings on any project until its approvals and RERA registration are in place.
